4. °è¾à¼­¿¡ ÀÓ´ëÀÎÀÇ ÁÖ¼Ò ¹× ¿¬¶ôó ¸í½ÃÇϱâ

  ÁýÁÖÀεéÀÌ ¸Ö¸® »ç´Â °æ¿ì¿¡´Â ÁýÀ» ¼ö¸®Çϰųª ´Ù¸¥ ÀÌÀ¯·Î ¿¬¶ôÀ» ÇÏ·Á¸é Àß ¾ÈµÇ°Å³ª ÀüÈ­·Î µ¿ÀÇÇØ ³õ°í ³ªÁß¿¡ ¹ß»­ÇÏ´Â °æ¿ì°¡ ºÎÁö±â ¼öÀÌ´Ù. ÀÌ·² °æ¿ì¿¡ ´ëºñÇØ ³ªÁß¿¡ µý ¼Ò¸® ¸øÇϵµ·Ï ÀÓ´ëÀο¡°Ô µî±â¿ìÆí(registered mail)À¸·Î ¿¬¶ôÀ» ÃëÇØ Áõ°Å¸¦ ¸¸µé¾î µÐ´Ù.  µû¶ó¼­ ´ÙÀ½°ú °°Àº ¹®±¸¸¦ °è¾à¼­¿¡ »ðÀÔÇØ ³õ´Â °ÍÀÌ ¹Ù¶÷Á÷ÇÏ´Ù.    All the notices, queries and other correspondences, by way of registered mail, served upon the address of the lessor, lessee or its representative stipulated in the contract will take effect upon arrival regardless of actual reception by the counterpart. Hence, the lessor and lessee shall desirably notify the counterpart of subsequent change to/of address and contact, if any.

5. ¿ù¼¼ ¶Ç´Â Â÷ÀÓ (Rent)

     ¼±ºÒ¿ù¼¼(advance rent)Àº ¸î °³¿ù·Î ÇÒ Áö, ±×¸®·Î ¼±ºÒÀ» ù¹ø° ´Þ¿¡ ¾µ °ÇÁö ¸¶Á÷¸· ´Þ¿¡ ¾µ °ÍÀÌÁöµµ ±âÀçÇÑ´Ù.
Upon signing of this Contract of Lease, the LESSEE shall pay the LESSOR one (1) month's rental in advance to be applied on the last[first] month of the term of this LEASE.
     ¼Ò¾×ÀÓ´ëÂ÷(¿ù 10,000Æä¼Ò ±âÁØ)ÀÇ °æ¿ì Rent Control Act¿¡ ÀÇÇØ ¿¬°£ ÀÓÂ÷·á »ó½ÂÀ²À» Á¦ÇÑÇÏ°í ÀÖ´Ù. Rent Control Act¿¡ ´ëÇؼ­´Â µû·Î ¼³¸íÇÑ´Ù.

6. °ü¸®ºñ(Association due) ¹× ¿ù¼¼¿¡ ´ëÇÑ ¿øõ¡¼ö¼¼(Withholding Tax Expaned)´Â ´©°¡ ³¾ °ÍÀÎÁö¿¡ ´ëÇØ ¸íÈ®È÷ ÇÏ¿©¾ß ÇÑ´Ù.

7. º¸Áõ±Ý (Security Deposit)

  Unless applied to said damages, unpaid utilities and other obligations to third parties, said deposit shall be returned to the LESSEE when the contract terminates and all the obligations incurred by the LESSEE are paid.

8. °Ç¹°ÀÇ ¼ö¸® ¹× °³¼±

  °è¾à¼­¿¡ ÀÓ´ë °Ç¹°ÀÇ ¼ö¸®, °³¼±¿¡ ´ëÇÑ Á¶Ç×ÀÌ ¸í½ÃµÇ¾î ÀÖ´ÂÁö È®ÀÎÇÏ°í ÆļÕ/ÈÑ¼ÕµÈ ºÎºÐÀÇ ´Ü¼ø¼ö¸®/±³Ã¼(repair/replacement)´Â ÀÓ´ëÀÎÀÇ µ¿ÀÇ ¾øÀÌ ÀÓÂ÷ÀÎÀÌ ÀÓÀÇ·Î ÇÒ ¼ö ÀÖ´Â °ÍÀ¸·Î ÇÏ°í, ÀÎÅ׸®¾î¿Í °°ÀÌ ²À ÇÊ¿äÇÏÁö ¾ÊÀº ºÎºÐ(alteration, addition, improvement, ornamental expenses)Àº ÀÓ´ëÀÎÀÇ ¼­¸é/±¸µÎ µ¿ÀǸ¦ ¿äÇÏ´Â °ÍÀ¸·Î Çصδ °ÍÀÌ ¹Ù¶÷Á÷ÇÏ´Ù. ƯÈ÷ ÀÌ °æ¿ì ¹ß»ýµÇ´Â ºñ¿ëÀº ´©°¡ ºÎ´ãÇÒ °ÍÀÎÁö¸¦ ¸íÈ®È÷ Çصξî¾ß ÇÑ´Ù. ³ëÈÄÈ­³ª ÀÚ¿¬ÀçÇØ·Î ÀÎÇÑ °æ¿ì¿¡´Â ÀÓ´ëÀÎÀÌ ºÎ´ãÇÏ´Â °ÍÀ¸·Î ÇÏ°í ÀÓÂ÷ÀÎÀÇ °íÀÇ/°ú½Ç¿¡ ±âÀÎÇϰųª ±âÈ£¸¦ ÃæÁ·Çϱâ À§ÇÑ °ÍÀ̾ú´Ù¸é ÀÓÂ÷ÀÎÀÌ ºÎ´ãÇÏ´Â °ÍÀ¸·Î ÇÒ ¼ö ÀÖ´Ù. ¸¹Àº ÁýÁÖÀεéÀº ÆäÀÎƮĥ ºñ¿ë±îÁö ÀÓÂ÷Àο¡°Ô ¶° ³Ñ±æ·Á°í Çϴµ¥ ÀÌ´Â ºÎ´çÇÏ´Ù°í º»´Ù. ÀÓ´ë·á¿¡ ÀÌ·± °ÍµéÀÌ ´Ù ¹Ý¿µµÇ¾î ÀÖ´Ù°í ºÁ¾ßÇϱ⠶§¹®ÀÌ´Ù. ÀÌ·¯ÇÑ ÀÓÂ÷ÀÎÀÇ ±Ç¸®´Â ¾Æ·¡ÀÇ ¹Î¹ý(New Civil Code) Á¶Ç×µéÀ» º¸¸é ´ç¿¬ÇÑ °ÍÀÓÀ» ¾Ë ¼ö ÀÖ´Ù.

     Article 1654.
     The lessor is obliged: To make on the same during the lease all the necessary repairs in order to keep it suitable for the use to which it has been devoted, unless there is a stipulation to the contrary;

   Article 1663. 
   If the lessor fails to make urgent repairs, the lessee, in order to avoid an imminent danger, may order the repairs at the lessor's cost. (1559a)

    Article 1665.
    The lessee shall return the thing leased, upon the termination of the lease, as he received it, save what has been lost or impaired by the lapse of time, or by ordinary wear and tear, or from an inevitable cause. (1561a)

   Article 1678.
   If the lessee makes, in good faith, useful improvements which are suitable to the use for which the lease is intended, without altering the form or substance of the property leased, the lessor upon the termination of the lease shall pay the lessee one-half of the value of the improvements at that time. Should the lessor refuse to reimburse said amount, the lessee may remove the improvements, even though the principal thing may suffer damage thereby. He shall not, however, cause any more impairment upon the property leased than is necessary.
With regard to ornamental expenses, the lessee shall not be entitled to any reimbursement, but he may remove the ornamental objects, provided no damage is caused to the principal thing, and the lessor does not choose to retain them by paying their value at the time the lease is extinguished. (n)

    À§¿Í °°ÀÌ ¹Î¹ý»ó ¼ö¸® ¹× °³¼±¿¡ ´ëÇÑ ºñ¿ëÀ» ÀϺÎ/ÀüºÎ µ¹·Á¹ÞÀ» ±Ç¸®°¡ ÀÓÂ÷Àο¡°Ô ´ç¿¬È÷ ÀÎÁ¤µÇ´Â °ÍÀÌÁö¸¸ º¸´Ù ¸íÈ®È÷ Çϱâ À§Çؼ­ °è¾à¼­¿¡ ´ÙÀ½°ú °°ÀÌ ¸í½ÃÇÏÀÚ.
    The LESSOR is liable to the LESSEE the following necessary expenses incurred by the LESSEE:  Repair, replacement, natural wear/deterioration caused by nature and time, i.e. faded paint, corrosion, erosion, worn-out by regular use.

    ´ÙÀ½ 2 ´Ü¶ôÀº ¼ö¸® ¹× °³¼±¿¡ °üÇÑ Á¶Ç×À¸·Î ´ëºÎºÐÀÇ ÀÓ´ëÂ÷ °è¾à¼­¿¡  º¼ ¼ö ÀÖ´Ù. Áï ÀÓ´ëÀο¡°Ô À¯¸®ÇÏ°Ô ÀÛ¼ºµÈ Á¶Ç×ÀÌ´Ù.
 
     Repairs: The LESSEE shall, during the duration of the lease, make all minor repairs on the leased premises to preserve the same in serviceable or tenantable conditions at the LESSEE's expense except replacement of parts due to natural wear and tear. The LESSEE, however, shall give advance written notice to the LESSOR prior to undertaking any minor repair. All damages caused to the leased premises due to the fault, misuse, carelessness, and/or negligence or on account of the use thereof by the LESSEE and other occupants therein shall be made good and repaired by the repairs done. Should the LESSEE fails to make the necessary and appropriate repairs within five (5) days from demand, the LESSOR shall undertake the needed repairs and shall charge the costs thereof to the LESSEE.
    Improvements: The LESSEE shall not make any alteration, structural changes or improvement in the leased premises without the prior written consent of the LESSOR. However, at the termination of the lease, the same not having been renewed by the parties, the LESSEE shall restore the leased premises in its original state existing at the commencement of the agreement. Restoration of the LEASED PREMISES shall be for the exclusive account of the LESSEE. Any improvement after the lease is terminated and after the LESSEE shall have vacated the premises shall belong to the LESSOR.

9. °è¾à ±â°£ Áß ÅäÁö/°Ç¹°ÀÌ Á¦ 3ÀÚ¿¡°Ô ¾çµµµÇ´Â °æ¿ì

    ¾Æ·¡ ¹Î¹ýÁ¶Ç×ÀÌ ¸»ÇØ ÁÖµíÀÌ ÀÌ °æ¿ì ¿øÄ¢ÀûÀ¸·Î ÀÓ´ëÂ÷ °è¾àÀº ¼Ò¸êÇÑ´Ù. ÀÌ·± °æ¿ì¿¡ ´ëºñÇϱâ À§ÇÑ ¹æ¹ýÀº µû·Î ¼³¸íÇÑ´Ù("ÀÓ´ëÂ÷°è¾à¿¡ ´ëÇ×·Â ºÒ¾î ³Ö±â" ÂüÁ¶).
   
    Article 1676.
    The purchaser of a piece of land which is under a lease that is not recorded in the Registry of Property may terminate the lease, save when there is a stipulation to the contrary in the contract of sale, or when the purchaser knows of the existence of the lease.
   
10. °è¾à¼­´Â Ç×»ó ÁýÁÖÀεéÀÌ ÀÛ¼ºÇØ ¿Â´Ù. Àڽŵé ÀÔ¸À´ë·Î Àڽŵ鿡°Ô À¯¸®ÇÏ°Ô ÀÛ¼ºÇؼ­. ¿©±â¿¡ ´ëÇØ »ó±âÇÑ Á¶Ç×µéÀ» ºÒ¾¦ ²¨³»¸é¼­ ÀÌ·± ³»¿ëµéÀ» Æ÷ÇÔÇؼ­ ´Ù½Ã °è¾à¼­¸¦ ÀÛ¼ºÇØ ´Þ¶óÇϸé ÈçÄèÈ÷ ¹Þ¾ÆÁÙ ÁýÁÖÀÎÀº ¾ø´Ù. ±×·¯´Ï ´É·ÂÀÌ µÇ½Ã´Â ºÐÀº Á÷Á¢ °è¾à¼­ Àüü¸¦ ÀÛ¼ºÇϽôøÁö ¾Æ´Ï¸é ÁýÁÖÀÎÀÇ ¿ø·¡ °è¾à¼­¿Í º°µµ·Î ¿øÇÏ´Â Á¶Ç×µéÀ» Æ÷ÇÔÇÏ´Â ¹®¼­¸¦ ¸¸µé¾î  ¿ø·¡ °è¾à¼­¿¡ ÷ºÎÇÏ´Â °ÍÀÌ °¡Àå Çö½ÇÀûÀÎ ¹æ¹ýÀÌ´Ù. ¿©±â¿¡µµ ¾ç ´ç»çÀÚ ¸ðµÎ ¼­¸íÇÏ´Â °ÍÀº ´ç¿¬ÇÏ´Ù. ÀÌ·² °æ¿ì ÷ºÎµÈ Á¶Ç×ÀÌ ¿ø·¡ °è¾à¼­¿¡ ¾Õ¼­ ¿ì¼±ÀûÀ¸·Î È¿·ÂÀ» °®µµ·Ï ´ÙÀ½°ú °°Àº ¹®±¸¸¦ ¸¶Á÷¸·¿¡ »ðÀÔÇÏ¿©¾ß ÇÒ °ÍÀÌ´Ù.
   This present Annex is executed by both parties and attached to the. All the stipulations in the Annex shall take effect as if the same are included in the original contract. Further, all the stipulations of the original contract inconsistent with those of the Annex are repealed or modified accordingly.

 11. ¼­¸íÀº ¾ç ´ç»çÀÚ ¸ðµÎ ¸ðµç ÆäÀÌÁö¿¡ ÇÑ´Ù. ¼­¸í¶õÀÌ µû·Î ÀÖ´Â ÆäÀÌÁö´Â °Å±â¿¡, ±×·¯Áö ¾Æ´ÏÇÑ °æ¿ì¿¡´Â ÆäÀÌÁö ÁÂÃø ¿©¹é¿¡ ÇÑ´Ù. °è¾à¼­ Áß ¼ö±â·Î ¼öÁ¤ÇÑ ºÎºÐÀÌ ÀÖÀ¸¸é °Å±â¿¡µµ ¾ç ´ç»çÀÚ°¡ ¼­¸íÇÑ´Ù.
 
12. °è¾à¼­¿¡ ¼­¸íÀ» ÇÑ ÈÄ °øÁõ(notarized acknowledgement)À» ÇØ µÎ´Â °ÍÀÌ ¹Ù¶÷Á÷ÇÏ´Ù. °øÁõÀ» ÇÏÁö ¾Ê´õ¶óµµ °è¾àÀº À¯È¿ÇÑ °ÍÀÌ´Ù. ´Ù¸¸ ³ªÁß¿¡ ºÐÀïÀÌ »ý°Ü ¼Ò¼ÛÀ¸·Î ¹øÁú °æ¿ì °øÁõÀ» ¹Þ¾Æ ³õÀ¸¸é  Áõ°Å·Î¼­ÀÇ ´õ °­ÇÑ È¿·ÂÀ» °®°Ô µÈ´Ù("°øÁõÀÇ Á¾·ù ¹× È¿·Â" ÂüÁ¶).

13. °è¾à¼­ ÀÛ¼º, °øÁõ µî °è¾à ºñ¿ëÀº ¹ý·ü»ó ÀÓÂ÷ÀÎÀÇ ¸òÀÌ´Ù.
    Article 1657.
    The lessee is obliged:
