Warranty of Contract of Lease
     In the event of the sale, transfer, mortgage or any other encumbrance of the same, the LESSOR shall warrant that the purchaser, mortgagee, or encumbrance of the leased premises shall respect all the terms and conditions of this contract of lease including the provisions for renewal thereof shall be respected.
     If the LESSOR sell, convey, transfer, mortgage or encumber the subjet property in violation of the warranty the LESSOR shall be liable to reinmburse all necessary and beneficail expenses on the subject property, and other damages incurred therefrom by the Lessee.

¹Î¹ý(New Civil Code) 
 
   Article 1648. Every lease of real estate may be recorded in the Registry of Property. Unless a lease is recorded, it shall not be binding upon third persons. (1549a)

    Article 1676. The purchaser of a piece of land which is under a lease that is not recorded in the Registry of Property may terminate the lease, save when there is a stipulation to the contrary in the contract of sale, or when the purchaser knows of the existence of the lease.
