2. Assessor¡¯s office/Treasurer's Office

     ¾çµµ¼¼ °è»êÀ» À§ÇØ ´ÙÀ½ÀÇ ¼­·ùµéÀ» ¸ÅµµÁõ¼­(Deed of Absolute Sale)ÀÇ °øÁõÀϷκÎÅÍ 60ÀÏ À̳»¿¡  Á¦ÃâÇÏ¿©¾ß ÇÕ´Ï´Ù. ±×·¯Áö ¾ÊÀ¸¸é 2-3õ Æä¼ÒÀÇ °úÅ·Ḧ ¹°°ÔµË´Ï´Ù.

1) ±¸ºñ¼­·ù

    ´ÙÀ½ÀÇ ¼­·ùµéÀ» »çº»À¸·Î 1ºÎ¾¿ ÁغñÇÕ´Ï´Ù. ÁöÀÚü¿¡ µû¶ó¼­´Â ´ÙÀ½ÀÇ ¼­·ùµé Áß ÀϺθ¸À»  ¿ä±¸ÇϹǷΠ¹Ì¸® ÇØ´ç Assessor¡¯s office¿¡ È®ÀÎÇϽñ⠹ٶø´Ï´Ù.

a. ½Åû¼­(Form 101)
b. ÀÎÁõµî±âºÎµîº»(Certified true copy of TCT or CCT). ÀÎÁõµî±âºÎµîº»Àº µî±â¼Ò(Registry of Deeds)¿¡¼­ ¹ß±ÞÇÕ´Ï´Ù.
c. ¸ÅµµÁõ¼­(Deed Of Absolute Sale, DOAS). Áõ¼­ÀÇ ¸Å ÆäÀÌÁö µÞ¸é¿¡ BIR ½ºÅÆÇÁ°¡ ÂïÇô ÀÖ¾î¾ß ÇÕ´Ï´Ù. ÀÌ ¸ÅµµÁõ¼­¿¡´Â ¸Å¸Å´ç»çÀÚÀÇ ½ÅºÐÁõ »çº»ÀÌ Ã·ºÎµÇ¾î¾ß ÇÕ´Ï´Ù. À̶§ ´ç»çÀÚ°¡ °¢°¢ ½ÅºÐÁõÀ» º¹»ç ÈÄ ±× ¿©¹é¿¡ 3¹øÀÇ ¼­¸íÀ» Çϵµ·Ï ÇÕ´Ï´Ù.
d. Certified Tax Declaration. City/Municipal Assessor's office¿¡¼­ ¹ß±ÞÇÕ´Ï´Ù.
e. ¸ÅµµÀÎÀÌ º¸°ü ÁßÀÎ ¾çµµ¼¼(Transfer tax receipt)  ¿µ¼öÁõ. ¸ÅµµÀÎÀÌ ´çÇØ ¹°°ÇÀ» ÀÌÀü ¼ÒÀ¯ÀڷκÎÅÍ ¸ÅÀÔÇÒ ¶§ »ý¼ºµÈ ¿µ¼öÁõÀ» °¡¸®Åµ´Ï´Ù.
f. BIR¿¡¼­ ¹ß±Þ¹ÞÀº CAR ¹× ¼¼±Ý¿Ï³³ Áõ¸í¼­(Tax Clearance).  ¸¸¾à ¸é¼¼ÀÇ °æ¿ì¿¡´Â ¸é¼¼Áõ¸í¼­¸¦ ´ë½Å Á¦ÃâÇÕ´Ï´Ù.
g. ºÎµ¿»ê¼¼ ¿Ï³³ Áõ¸í¼­(Tax Clearance). Treasurer's Office¿¡¼­ ¹ß±ÞÇÕ´Ï´Ù.
h . ºÎµ¿»ê »çÁø(3x5 ÀÎÄ¡, Ä®¶ó). ¸¸¾à ³ª´ëÁöÀÏ °æ¿ì¿¡´Â ÀÎÁ¢µµ·Î¸¦ Æ÷ÇÔÇϵµ·Ï ÃÔ¿µÇÏ°í ÅäÁö »ó¿¡ °Ç¹° ±âŸ °øÀÛ¹°ÀÌ ÀÖÀ» °æ¿ì¿¡´Â Á¤¸é¿¡¼­ ÃÔ¿µÇÕ´Ï´Ù. Äܵµ¹Ì´Ï¾öÀÇ °æ¿ì¿¡´Â ¹Û¿¡¼­ ÂïÀº ÄܵµÀÇ ¿ÜºÎ »çÁø°ú ÇØ´ç À¯´ÖÀÇ ³»ºÎ »çÁøÀ» Á¦ÃâÇÕ´Ï´Ù.
i. BIR¿¡¼­ ¹ßÇàÇÑ ¸ÅµµÀÎ/¼ÒÀ¯ÁÖÀÇ TIN Ä«µå ¶Ç´Â TIN ¹øÈ£.
j. ´ë¸®ÀÎÀÌ ³ª¼­´Â °æ¿ì À§ÀÓÀå(Authorization/Secial Power of Attorney)

2) ÀýÂ÷

   - ¼¼À²Àº CityÀÇ °æ¿ì ÃÖ°í 0.75%, municipalityÀÇ °æ¿ì¿¡´Â ÃÖ°í 0.5%ÀÔ´Ï´Ù. ¿¹¿Ü) CalooCan-0.825%  ÇÏÁö¸¸ °ú¼¼Ç¥Áؾ×(assessor's value)ÀÌ BIR °ú¼¼Ç¥Áؾ×ÀÇ 10-30%À̱⠶§¹®¿¡ ½ÇÁúÀûÀÎ ¼¼¾×Àº ±×¸® ³ôÁö ¾Ê½À´Ï´Ù.
  - ³³ºÎ±âÇÑÀº ¾çµµÁõ¼­(DOAS) °øÁõÀÏ(notarization)ÀϷκÎÅÍ 60ÀÏ À̳»
  - »ó±âÇÑ ±¸ºñ¼­·ù¸¦ Á¦ÃâÇÏ°í ³ª¸é »çÁ¤°ü(Assessor)ÀÌ ¾çµµ¼¼¸¦ °è»êÇؼ­ °èÁ¤³»¿ª¼­(indorsement, Statement Of Account)¸¦ ¹ß±ÞÇØ ÁÝ´Ï´Ù. 
   - ÀÌÁ¦ Treasurer's office·Î °¡¼­ ¾çµµ¼¼¸¦ ³³ºÎÇÕ´Ï´Ù. ¾çµµ¼¼´Â Çö±Ý ¶Ç´Â manager's checkÀ¸·Î ³³ºÎÇÏ¿©¾ß ÇÕ´Ï´Ù.

3) ¹ß±Þ ¶Ç´Â µ¹·Á ¹Þ°Ô µÇ´Â ¼­·ù

¾çµµ¼¼ ³³ºÎ ÈÄ  ºÎµ¿»ê¼¼ ¿Ï³³Áõ¸í¼­¸¦ ½ÅûÇϴµ¥ À̶§ ¹ß±Þ¸ñÀû(purpose)¿¡´Â "ºÎµ¿»ê °Å·¡¿ë(Transaction ¶Ç´Â Transfer)"ÀÓÀ» ¸í½ÃÇÏ¿©¾ß ÇÕ´Ï´Ù. ´Ù¸¥ ¸ñÀûÀ¸·Î ±âÀçÇÒ °æ¿ì ÀÌ  ¿Ï³³Áõ¸í¼­¸¦ °¡Áö°í´Â ÀÌÀüµî±â¸¦ ÇÒ ¼ö ¾ø½À´Ï´Ù.
